This opportunity is designed to offer individuals a rare chance to live within a private wilderness setting—free of regulatory interference and additional financial burdens.

The Offer

A maximum of 10 exclusive one-acre residential plots (each approximately 64m x 64m) will be made available to selected individuals. These plots are not being sold as freehold land. Instead, they are offered through the sale of 10 individual shares in African Connection (Pty) Ltd, the custodial entity owning Highland Fling.

Each share:

  • Price available on enquiry
  • Does not confer voting rights or profit participation.
  • Does grant the shareholder long-term, exclusive use of a single one-acre plot within the reserve for the purpose of developing a private residence.

Plot Use & Flexibility

Shareholders may:

  • Develop their plot for a single private residence at their own pace and discretion.
  • Use their residence personally, for family, or rent it to third parties (short- or long-term).
  • Sell or transfer their share (and associated plot use rights) privately, subject to a right of first refusal by the majority shareholder at the stated resale price.

  • Plot users are free to install infrastructure at their own cost, with reasonable access permission across Highland Fling land.
  • General reserve guidelines will apply to protect the environment and peaceful use.

Usage Conditions & Protections

To protect the integrity of the reserve and your investment, the following conditions apply:

  • No business activity may be conducted from any plot that competes with Highland Fling operations (e.g., eco-tourism, accommodation, guided tours).
  • No livestock or domestic pets unless securely enclosed within the plot boundary.
  • No discharge of waste or sewerage outside the plot boundary.
  • Statutory costs only: Plot users will not be subject to Highland Fling fees or levies. Only government or municipal charges, if any, will be shared proportionately (i.e., 1% per shareholder).
